05 — Why It Holds Together

One team carries the number from budget to keys.

01

Budgets that survive the field

The people who write the line-item budget are the people who then contract the trades against it and supervise the work.

02

Small lot subdivision, repeatedly

Four completed subdivisions across Glassell Park, Silver Lake, Koreatown and Echo Park — forty-seven detached homes.

03

Owner-side discipline

Trades scoped and contracted on the owner’s paper, bid spreads on the table, and a single point of accountability through certificate of occupancy.
